The recent $40 million sale of 1 Pelican Hill Road North, in Newport Coast, had a somewhat polarizing effect on the outlook for residential real estate in the prestigious enclave. On the one hand, there’s reason for seller confidence to be boosted. This was, after all, the second-priciest sale of a single-family home ever in Orange County.

Residential home prices continue their upward trajectory in Orange County, where a lack of inventory and comparatively low unemployment rates (3.3 percent in the county versus 4.8 percent statewide, according to an April Bureau of Labor Statistics report) are keeping the market sizzling — particularly in high-demand coastal areas like Corona del Mar and Newport Beach.

Laguna Beach mansion selling for $14 million created by designer of Qatar palace
A six-bedroom, ocean-view home in Laguna Beach for sale at just under $14 million is touted as the work of an elite architectural designer who created a 40,000-square-foot palace in Qatar.The 10,107-square-foot, neoclassical home, said to be the second largest residence in guard-gated Irvine Cove, was built in 1994. This is the first time it’s on the market.

A home being offered off-market in Laguna Beach for $38.9 million is set above an ocean pool that was built in 1932.
The rare pool, said to be one of a half dozen along the Laguna coast, is part of the Pacific Ocean but separated by breakwaters. The blufftop home, with private stairs leading down to the cove and natural pool below, also has a modern swimming pool as well as a grandfathered, ocean-view guest house.
